RESIDENCE POLICIES AND RULES
Our goal is to offer our guests an exceptionally clean, safe, and comfortable experience.
These residence policies and rules are considered part of our booking agreement with you. As guests of the property and upon check-in, you agree to all our rules, terms, conditions, and procedures. These residence conditions and rules are outlined here to help ensure the safety and pleasant stay of our guests, as well as to guarantee that everyone is properly informed of the agreements between Family Bike Residence and the guest. Our policies and rules may be subject to change.

PAYMENT AND BOOKING CONDITIONS

NON-REFUNDABLE RATE: Full payment for the stay (excluding tourist tax) is required at the time of booking.

REFUNDABLE RATE: No deposit is required, but a credit card must be provided as a guarantee. A pre-authorization for 50% of the total amount will be made on the provided card 7 days prior to arrival, which will be refunded according to the cancellation policy. If the card is invalid and the guest does not respond within 24 hours, the reservation will be canceled.

CANCELLATION POLICY

NON-REFUNDABLE RATE: No refund in case of cancellation or no-show.

REFUNDABLE RATE:

  • Free cancellation up to 7 days before arrival.
  • Cancellation 7 days prior to arrival: 50% charge

CHECK-IN / CHECK-OUT CONDITIONS

CHECK-IN TIME: from 3:00 PM to 7:00 PM

EARLY CHECK-IN / PRE-REGISTRATION: Early check-in is subject to a €30,- surcharge and can be arranged only within 5 days prior to arrival.

CHECK-IN REQUIREMENTS: For security and fraud prevention purposes, and in compliance with regulations regarding guest identification and data processing, guests are required to confirm their identity upon check-in by presenting a valid photo ID (national ID card, driver’s license, passport, etc.). A valid, signed credit or debit card in the guest’s name is also required. It is your responsibility to understand how your bank processes charges on your card.

GUEST REGISTRATION: We require valid contact details from the guest making the reservation, including full name, address, phone number, and signature. The names of all guests occupying the accommodation must be registered.

CHECK-OUT PROCEDURE: Check-out is by 10:00 AM. For departures before 8:00 AM, we kindly ask that you complete check-out procedures the day before between 6:00 PM and 7:00 PM. Please inform the reception of your departure so that cleaning can begin as soon as possible. If you need a late check-out, please contact the reception before your departure day and we will do our best to accommodate your request.

EARLY DEPARTURE: Guests who leave the Residence before the scheduled departure date are subject to an early departure fee equal to 100% of the originally booked stay.

CREDIT CARD HOLDERS: Your credit card is not valid unless it is signed. We will not accept an unsigned card. Family Bike Residence has no control over your bank’s policies and will not be held responsible for any “insufficient funds” penalties or other related fees. It is your responsibility to understand how your bank handles credit/debit card charges.

BOOKING AND PAYMENT BY THIRD PARTIES: In the case of payment made for a family member/group member or other third parties, the person making the booking is held responsible for any damages or losses caused by them. The property reserves the right to charge the costs to the credit/debit card provided at the time of booking.

RATES: All rates are in Euros (including the Tourist Tax owed to the local authority). Rates may increase without prior notice. Rates published in the property’s promotional materials are subject to change at any time and may increase or decrease at the Residence’s discretion.

RIGHT TO REFUSE SERVICE:
Family Bike Residence maintains a “zero tolerance” policy and reserves the right to refuse accommodation or remove guests, without refund, who fail to respect reasonable standards and policies established by Italian law and Residence management.

Family Bike Residence may refuse accommodation or remove a guest already present for the following reasons:

  • Refusal or failure to pay for the stay;
  • Being under the influence of alcohol, drugs, or any other intoxicating substance;
  • Disturbing the peace of other guests or violating state liquor laws;
  • Failing to supervise children or minors at all times;
  • Failing to properly supervise pets at all times;
  • Attempting to use the Residence for illegal purposes;
  • Bringing firearms without declaration, or possessing any explosive, dangerous, or toxic substance that is illegal or hazardous to others;
  • Damaging, destroying, defacing, or threatening to harm the property or other guests;
  • Allowing occupancy beyond the maximum permitted in the accommodation;
  • Refusing to comply with reasonable standards or policies established by Family Bike Residence for the operation and management of the property.
 
 

Code of Conduct

100% SMOKE-FREE POLICY: Family Bike Residence is a 100% Smoke-Free property. To ensure the safety of our guests and staff and to prevent exposure to odors that are unhealthy and unpleasant and difficult to remove from air, carpets, walls, and furniture, smoking is not allowed. This includes tobacco, marijuana, permitted and/or illegal drugs, electronic cigarettes, vape pens, vapors, cartridges containing nicotine liquid, hookahs, incense, cigars, candle burning, or the use or diffusion of patchouli oil or other strongly-scented essential oils or synthetic products on our premises.

Guests are encouraged to immediately report any smell of smoke, marijuana, or other unpleasant odors to the Front Desk. This policy is not intended to stop people from smoking, but to regulate where they smoke and how it affects others. Smokers may use cigarettes, vaporizers, or legal products in outdoor areas, away from buildings, in accordance with current laws and with respect for other guests. Marijuana or any kind of drugs are strictly prohibited at all times.

Any guest found engaging in questionable, inappropriate, or indecent behavior, or under the influence of drugs, will be reported to law enforcement and will be held responsible for any legal fees and/or reputational damages or loss of income caused by their behavior.
A €250.00 cleaning fee will be charged to all guests who violate this no-smoking policy.

APARTMENTS: Moving or removing furniture, decorations, or appliances is not allowed, nor is using them for anything other than their intended purpose. For aesthetic reasons, hanging clothes on balconies is not permitted; a drying rack is available upon request.
Our staff will return everything to its original position, and any damage will be charged to your credit/debit card.

BIKE ROOM: The Bike Room is for the exclusive use of Family Bike Residence guests. Bicycles must be locked with your personal lock; the Residence is not liable for any damage or theft. Personal items (helmets, backpacks, etc.) may not be left inside unless specifically authorized. The area must be kept tidy and clear of obstructions.
Tools are provided free of charge, but must be used with care and returned after use. In case of theft or attempted theft, law enforcement will be immediately notified.

WELCOME KIT: Upon arrival, each guest will receive a Welcome Kit containing bottles of still water and basic items for the first few days. Additional supplies and cleaning products are the responsibility of the guest.

GREEN AREA & BARBECUE: The green area is available for all guests to enjoy relaxation and leisure activities. Please respect common spaces, avoiding loud noises or disruptive behavior. Damaging plants, flowers, or garden furniture is strictly prohibited. Barbecues are available for guests on a first-come, first-served basis and cannot be reserved. Please leave the barbecue area tidy after use; cleaning will be handled by our maintenance staff.

WASTE SEPARATION: Recycling bins are provided throughout the Residence. Guests are required to correctly separate waste into plastic, glass, paper, organic, and general waste. Please dispose of waste in the appropriate containers following the instructions posted in common areas. Incorrect disposal may result in fines according to local regulations.

BICYCLES / SCOOTERS / ROLLERBLADES: Bicycles, scooters, and rollerblades are not allowed inside the apartments and will be removed by our staff. Depending on availability, the Reception will be happy to store them in the secure, video-monitored Bike Room. However, the Residence accepts no responsibility for theft, loss, and/or damage. By signing the lodging agreement at check-in, the guest waives all liability claims.

CHILDREN: Well-behaved children of all ages are welcome. As parents, guardians, or chaperones, you are personally and legally responsible for them and must supervise them at all times. For safety reasons, do not leave children unattended in the apartments or allow them to wander the premises without direct supervision by a legal guardian.

QUIET HOURS: From 10:00 PM to 8:00 AM and from 12:00 PM to 3:00 PM. If you become aware of a noisy guest, please contact the Front Desk immediately via phone or in person. TVs, voices, and other devices must be kept at a respectful low volume. Doors should be opened and closed quietly.

VISITORS: No visitors after 10:00 PM. Visitors must report to the Front Desk upon arrival and must be accompanied by the registered guest at all times. Visitors are not allowed to use guest amenities or the Wi-Fi network. Registered guests are responsible for their visitors at all times.

DO NOT DISTURB & APARTMENT ACCESS: To provide all our guests with an exceptionally clean and safe experience, we reserve the right to enter your apartment for reasonable purposes, such as cleaning, maintenance, checking that furnishings and mechanical systems are intact, or to investigate or prevent a rule violation. Our staff will normally knock/ring and announce themselves before entering, unless there is an urgent or emergency situation.

Please notify the Front Desk if you are a “day sleeper” or if you are in the apartment due to illness. Management reserves the right to enter even apartments displaying a “Do Not Disturb” sign in case of emergency, suspected illegal activity, disturbance to other guests, or damage to the Residence property. In the event of suspected illegal activity, we reserve the right to contact law enforcement to assist with eviction. Your right to privacy ends when you violate our rules and policies. Law enforcement will be granted immediate access.

DOGS ARE ALLOWED: Small and medium-sized dogs are welcome with a surcharge of €15.00 per night. Guests are fully responsible for any damage or disturbances caused by their pets.
Family Bike Residence provides a large green outdoor area exclusively for pets. Pets must always be under the supervision and responsibility of their owners. Owners are required to pick up and dispose of dog waste in the designated containers.

NO IN-ROOM PARTY: Family Bike Residence has a No In-Room Party Policy. Parties, loud noises, or any form of disturbance are not allowed or tolerated in our apartments. In case of disturbance, guests will receive a polite warning to reduce the noise. If the request is not respected, the guest will be asked to leave the property without a refund. Registered guests are responsible for all their visitors. Unregistered visitors are allowed only with prior consent from the Management and must leave by 10:00 PM. If more people than listed on the registration form are found in the apartment after 10:00 PM, your stay will be considered a party. You will be asked to vacate the premises with no refund.

BREAKFAST AND FOOD SERVICE: Family Bike Residence does not serve any meals or food. However, our staff will be happy to recommend restaurants or bars in the local area if needed.

PARKING: The residence offers a free indoor parking garage, reserved for guests. The parking is not supervised, and the property is not responsible for any damages or theft. All vehicles are parked at the owner’s own risk. Family Bike Residence is not liable for any damage or loss to the vehicle, its contents, or its occupants.

APARTMENT CLEANING / INSPECTION: Cleaning is carried out at the end of the stay, and the fee is included in the booking price. Upon request, additional cleaning during the stay is available for €50.

This is a 100% non-smoking property, including the use of medical marijuana.
If any prohibited items are found or signs of smoking are detected, additional fees (as previously stated) will apply and guests will be removed without any refund.

LINEN CHANGE: Your comfort is very important to us. The cleaning fee includes:

  • one set of bathroom towels per person
  • one bath mat
  • one set of bed linens and a duvet per bed
  • one kitchen cloth
 

During the summer season, beach towels will also be included upon request at Reception. These may be used at the beach but must be returned to the apartment afterward. If lost or damaged, a fee of €50 may be charged at our discretion.
Guests staying longer than one week will receive a free weekly change of bed and bath linen. Extra changes are available for €10 per person.

SPECIAL REQUESTS: We will do our best to accommodate any special requests upon your arrival. All requests are noted in your reservation, and we will make every effort to fulfill them. However, we cannot guarantee availability in advance.

COMMON AREAS AND EQUIPMENT: All common indoor and outdoor areas (e.g., bike room, fitness room) must be used respectfully, both towards the property and other guests. We trust in the correct and responsible behavior of our guests. Any damage to facilities or equipment must be compensated at 150% of the item’s value.

VIDEO SURVEILLANCE & PRIVACY: For security purposes only, video cameras are installed in various areas of the property. Shared indoor and outdoor spaces are under video surveillance. The recording and storage of footage are managed in compliance with the law by the Management. Private spaces and apartment interiors are not monitored.

Guests cannot access or request to view video footage under any circumstances.
By signing the accommodation contract at check-in, guests accept and authorize the video surveillance conditions for themselves and their travel group, including minors.

DAMAGE POLICY

DAMAGE AND/OR THEFT OF PROPERTY: You are responsible for any damage (whether due to negligence or reckless behavior) caused by you or any member/animal of your group—whether staying overnight or not—within the apartment or on the property.

Family Bike Residence reserves the right to retain your credit/debit card details provided at check-in and to charge the amount it deems necessary, at its sole discretion, to cover any loss or expenses resulting from such damage.

If damages are discovered after your departure, we reserve the right (and you hereby authorize us) to charge your credit/debit card for any damage caused during your stay and attributable to you, including but not limited to missing or damaged items, smoke-related costs, cleaning fees, compensation to other guests, etc.
We will make every effort to handle repairs internally before calling in external specialists, in order to minimize costs charged to you

DAMAGE DISCOVERED AFTER CHECK-OUT: Rooms left excessively dirty, in disarray, or trashed will incur an additional fee between €250 and €500, to cover deep cleaning, administrative costs, and/or third-party services, in addition to any compensation for damage.

 

ROOM DAMAGE: Damage to rooms, systems, furnishings, or equipment—including removal of electronics, towels, artwork, etc.—will be charged at 150% of the full replacement value, plus any applicable shipping, handling, and administrative costs.

Any damage, whether accidental or intentional, is the responsibility of the registered guest. Costs for repair and/or replacement will be charged to the credit/debit card of the registered guest.
In extreme cases, criminal charges may be pursued.

DAMAGE TO MATTRESSES AND BED LINENS: Damage to mattresses or linens—including towels, mattress protectors, sheets, bedspreads, or blankets—caused by body oils, makeup, shoe polish, etc., will result in a special cleaning, repair, or full replacement fee charged at 150% of the item’s value.

 

TAMPERING WITH FIRE DETECTION OR SAFETY SYSTEMS: Family Bike Residence reserves the right to take action against any guest or visitor who tampers with or interferes with fire detection or safety equipment on the property. This includes devices in common areas, guest rooms, break-glass points, and fire extinguishers.

Anyone tampering with these systems will be charged for all related costs and will be asked to leave the property. Where necessary, the incident may be reported to law enforcement.

If tampering is discovered after the guest’s departure, we reserve the right (and you authorize us) to charge your credit/debit card for the full cost of any damage to the apartment, parking space, bike space, or other areas of the property— including, but not limited to, missing or damaged items, smoke-related costs, cleaning fees, and guest compensation.

REPUTATIONAL DAMAGE: Family Bike Residence reserves the right to charge a €500 fee to guests who attempt to cause reputational harm through false or defamatory reviews, especially if used as a threat to avoid compliance with clearly stated policies.

The Management also reserves the right to protect its legal interests through civil and criminal proceedings, and to seek additional compensation for legal fees, consulting costs, reputational damage, or loss of income resulting from such actions.

SAFETY POLICY

CANDLES, INCENSE, ESSENTIAL OILS, AND SIMILAR ITEMS: Candles, incense, essential oils (for diffusion, vaporization, etc.) are strictly prohibited, except for those provided and authorized by the Management of Family Bike Residence.
These items and activities will be treated the same as smoking violations, and guests may be asked to leave without refund. A €250 cleaning fee will be charged to all guests who violate this policy.

COOKING, KITCHEN APPLIANCES, FUELS OR OPEN FLAMES: The safety of our guests, staff, and property is of utmost importance.

Except for the refrigerators, kettles, and kitchen equipment provided by Family Bike Residence, the use or introduction of any other electrical appliances or similar items is strictly prohibited.
The use of fuel or open flames is absolutely forbidden.
Guests are fully responsible for the safe use of any equipment (even if provided by the property), and any damage caused will be attributed to the guest/user. We recommend utmost care and caution when using such equipment.

WEAPONS: The safety of our guests and staff is a top priority. Our firearms and weapons policy is designed to protect all guests, employees, and property owners and applies to the presence of any weapons or firearms on the premises.

Guests or third parties who violate this policy may be asked to leave the property, be subject to trespassing charges, and may face further civil or criminal legal action.
This policy does not apply to active duty law enforcement officers and designated military personnel required to carry firearms while on duty.
No exceptions will be made for private individuals. Even those licensed to carry a firearm—openly or concealed—under local, state, or federal law are not exempt from this policy.
It is our policy to promptly turn over any firearm found on the premises to the local Carabinieri station if we are unable to contact the owner.
All firearm owners must declare and report their weapon at check-in at the Reception.

 

ILLNESS AND EPIDEMICS: Family Bike Residence reserves the right to deny accommodation to any guest arriving with a contagious illness.

If a guest becomes ill during their stay, they must inform the Front Desk. In the case of a serious illness, the guest may be required to seek appropriate medical care at a nearby healthcare facility.
During epidemics, we reserve the right to take precautionary measures at our sole discretion or as required by local authorities.
An additional cleaning fee may be charged for deep cleaning of guest rooms and common areas, depending on the circumstances and at our full discretion.

CONTAMINATION: Clean accommodations are extremely important to us.
If you contaminate any part of the property or your assigned space, we reserve the right to charge you for all associated costs and damages, including emergency response, loss of income, or missed revenue caused by such contamination.

ENFORCEMENT: All staff are trained and required to respond to any violations of our policies and rules.
Guests who refuse to comply with the reasonable standards and safety regulations set by Family Bike Residence—for the protection of other guests, staff, property owners, neighboring areas, and the operation of the residence—will be removed from the property without refund.
In addition to the cost of the stay, a minimum charge of €300 will be applied for violations, to cover room cleaning and administrative costs.

 

FIRE SAFETY POLICY

LIGHTING AND ELECTRICAL APPLIANCES: Please note that covering lamps or other electrical appliances is dangerous. This may cause overheating and result in a fire hazard.
It is therefore strictly forbidden to cover lamps, TVs, kettles, bathroom towel heaters, etc., with towels, wigs, clothing, or any other objects.

ALCOHOL POLICY

Adult registered guests who choose to bring their own alcoholic beverages into the Residence must consume them inside their private accommodations.
Alcohol is not permitted in public or shared areas, including gardens, garages, and common spaces.

LOST & FOUND POLICY

Family Bike Residence is not responsible for lost, stolen, or damaged valuables or personal belongings.
If you discover that you have left behind something of value, please contact us immediately and we will do our best to help locate your item. However, we cannot guarantee retrieval.

FOUND ITEMS: Family Bike Residence is not responsible for items left behind by guests.
However, any item (excluding perishables) left behind and found after departure will be collected, logged, and stored by Management for up to fourteen (14) days.

RETURNING ITEMS: We are happy to return lost items by mail. Packaging and shipping costs will be charged to your credit/debit card. A separate receipt will be sent by post.
Family Bike Residence is not responsible for lost or misdirected items during postal shipment.

DISPUTE RESOLUTION

Any dispute or legal issue will be exclusively handled by the Court of Brescia (Italy).
